Job Posting: ARGUS/Yardi Real Estate Financial Analyst
Job Description
We are launching a real estate investment fund focused on acquiring and repositioning existing small bay warehouse properties into high-performance Flex spaces across the U.S. We are seeking a contract Real Estate Financial Analyst to build a sophisticated underwriting model that can be applied to individual assets and rolled up at the fund level.
Scope of Work
You will build (and maintain) a full underwriting and forecasting model in ARGUS Enterprise (preferred), Yardi (optional), and/or Excel that supports:
· - Acquisition modeling for value-add Flex warehouse conversions
· - Tenant improvement and renovation capex planning
· - Pro forma lease-up with velocity assumptions and market-based rent rolls
· - Operating cash flows with complete IRR, equity multiple, and debt service analysis
· - Stabilization and exit/disposition modeling in year 5
· - Fund-level rollup for a portfolio scaling to $200M in acquisitions
· - Scenario analysis, stress testing, and sensitivity tables
The initial project will involve modeling a target “Model Property” and scaling the framework for a $50M equity fund, which will initially acquire 3–4 properties valued at $12M–$15M each.
Ideal Candidate Will Have
· - Experience modeling real estate private equity or REIT-style funds
· - Deep working knowledge of ARGUS Enterprise and/or Yardi modules relevant to asset underwriting
· - Proficiency in Excel with the ability to link outputs and create professional reporting visuals
· - Demonstrated experience in industrial, Flex, or small bay warehouse assets
· - Comfort with fund-level forecasting and portfolio modeling
· - Ability to communicate recommendations clearly and collaborate with our team—not just plug in numbers
· - Ability to work under NDA and handle confidential investment data

· - Underwriting model (ARGUS/Yardi/Excel)
· - Lease-up assumptions and rent roll modeling
· - Capital improvement and TIs schedule
· - Sensitivity analysis, IRR, EM, cash-on-cash reporting
· - Fund-level performance dashboard (optional: investor presentation materials)
