Role Description
Primary Construction is expanding and looking for a Project Manager with strong ground-up , base building , and industrial experience to lead commercial projects across the GTA. This is a technical, leadership-focused role for someone who can confidently run projects from pre-con through turnover and is comfortable making decisions that impact schedule, budget, and build quality.
Role Responsibilities
Project Leadership and Delivery
- Manage ground-up and base building projects from planning through completion
- Develop and control project schedules, budgets, and procurement plans
- Lead coordination across architectural, structural, mechanical, and electrical scopes
- Conduct weekly site meetings, issue minutes, and drive accountability
- Ensure compliance with OBC, municipal requirements, inspections, and permit conditions
Technical and Site Coordination
- Review and coordinate drawings, shop drawings, RFIs, and submittals
- Oversee site activities with Site Supervisors, trades, and consultants
- Monitor quality, sequencing, and adherence to building envelope and structural requirements
- Identify and implement value-engineering opportunities without compromising performance
Financial and Contract Management
- Prepare and track change orders, progress draws, and cost reports
- Manage subcontractor contracts, scopes of work, and buyouts
- Forecast costs, analyze risks, and maintain accurate documentation
Safety and Compliance
- Support site teams in implementing Primary’s safety program
- Ensure projects meet all COR, WSIB, and regulatory standards
Qualifications
Must-have
- 5–10 years of experience managing ground-up/base building projects
- Strong understanding of structural systems, concrete work, foundations, steel erection, envelope, mechanical/electrical integration
- Experience delivering commercial or institutional projects in the $5M–$40M range
- Comfort leading projects through all phases: pre-con, construction, commissioning, closeout
Proficiency in:
- Procore
- MS Project
- Bluebeam
- AutoCAD (asset)
- Strong contract knowledge
- Excellent communication, leadership, and problem-solving skills
Assets
- Experience with design-build delivery
- PMP or Gold Seal Certification (or working toward one)
- Experience working with landlords, REITs, or commercial developers
