Your Role in Supporting Our Members:
As the Senior Manager, Real Estate you will lead Vancity’s real estate strategy, execution and ongoing relationships with landlords and tenants. You will ensure Vancity’s owned and leased properties meet the changing organizational needs, while providing safe, secure and sustainable spaces for members and staff to thrive.
This is a Full-time, Permanent role based at our Vancity head office and will report directly to the Director, Corporate Real Estate and Facilities Management. While this position provides a hybrid work arrangement, you will be expected to be on-site as business demands.
How You'll Make an Impact:
- Overseeing and assessing the organizational value of Vancity’s owned and leased real estate portfolio, ensuring all properties support sustainable operations and the organization’s net-zero commitments
- Developing and executing Vancity’s long-term real estate strategy, including leading all upcoming branch lease renewals beginning in 2026 and beyond by establishing a strategic framework to guide renewal, relocation, and exit decisions
- Negotiating and managing commercial real estate transactions - including new and renewal leases, sub-leases, acquisitions, and dispositions - to secure market-competitive terms while maximizing flexibility and minimizing risk
- Providing strategic leadership and direct support for key real estate initiatives, with alignment with Vancity’s growth, accessibility, and operational objectives
- Negotiating, awarding, and overseeing service contracts, monitoring vendor performance against service level agreements and resolving disputes related to commercial real estate agreements.
- PowerPoint presentations and project management
- Overseeing the Emergency preparness for the Brach portfolio and office.
- Leading and developing a team responsible for property administration services, including lease and documentation management, property audits, insurance, and related compliance activities
What You’ll Bring to the Team:
- Undergraduate degree in related discipline (Real Estate, Urban Land Economics)
- Minimum of 8- 10 years’ experience in commercial real estate (including real estate search, lease negotiations, property management)
- Demonstrated success leading complex commercial lease negotiations, including new leases, renewals, sub-leases, acquisitions, and property dispositions
- Real Estate Trading Services License or Rental Property Management Services License are not required, but desirable
- People leadership skills to engage with supervisors/team leads, professionals, and/ or other staff and carry out all people practices.
- Strong knowledge of commercial real estate markets, lease structures, contracts, insurance, property audits, and regulatory or compliance requirements
- Experience integrating net-zero, sustainability, accessibility, and equity considerations into real estate planning and decision-making
- Strong cross-functional leadership and stakeholder influence skills, with experience partnering across finance, legal, operations, and executive leadership

What You’ll Earn:
This role offers a salary range of $102,000 to $153,200 per annum. The base pay offered may vary depending on factors such as relevant qualifications, skills, previous experience, and internal equity. As part of our total rewards package, employees may also be eligible for our annual incentive program, subject to program eligibility requirements.
