Job Summary:
The Real Estate Manager will support the VP, Business Development & Real Estate in identifying, negotiating, and finalizing lease agreements for new schools locations in both Canada and the USA. This role is critical in ensuring that lease terms are favorable and align with the company’s operational and financial goals. The successful candidate will handle the entire lease process, from the initial site presentation through to the execution of the final lease agreement, including working with the Design & Project Coordinator regarding landlord work requirements.
Key Responsibilities:
- Assist in identifying and evaluating potential sites for new schools in Canada and the USA.
- Review and analyze lease and related agreements to ensure compliance with company standards and requirements.
- Assist in negotiating lease terms and conditions with landlords, including rent, lease term, renewal options, and tenant improvement allowance based on their model.
- Prepare and/or manage documentation for Offers to Lease and lease agreements.
- Coordinate with internal and external stakeholders, including legal counsel, to ensure all lease terms are understood and agreed upon.
- Monitor and track lease negotiations, amendments, renewals, and terminations and maintain accurate records of all lease agreements and related documents.
- Ensure all lease agreements include necessary components, such as outdoor play area conditions, landlord work and maintenance responsibilities.
- Provide support to both internal stakeholders and Franchise Partners during the transition from lease negotiation to school opening, ensuring all lease obligations are met.
- Stay updated on real estate market trends in Canada and the USA, and provide insights to the VP, Business Development & Real Estate.
- Franchise Partner Support: Provide guidance and support to Franchise Partners and their real estate consultants through negotiation of new sites and renewal of existing leases to ensure continuous operation and compliance with their model.
- Budgeting and Pipeline management: Collaborate with internal stakeholders to deliver the budgeted growth of the system and ensure continuity of the expansion strategy insofar as real estate availability and procurement are concerned.
- Reporting and Documentation: Maintain comprehensive Real Estate documentation, prepare progress reports, and communicate Real estate Pipeline status to affected Franchise Partners and internal stakeholders.
- Collaboration: Collaborate with various internal teams, including Business Development, Design & Construction, Finance, Legal, and Operations, to ensure that the Real Estate Pipeline aligns with the organization's vision and delivers the expectations of the Brand, families, children and communities.
Qualifications/Skills:
- Bachelor’s degree in Real Estate, Business Administration, or a related field.
- Minimum of 3+ years of experience in lease administration, real estate management, or a related role.
- Strong understanding of lease terms, real estate principles, and landlord-tenant relationships.
- Excellent negotiation, analytical, and problem-solving skills.
- Proficient in Microsoft Office Suite and lease management software.
- Strong organizational skills and attention to detail.
- Excellent verbal and written communication skills.
- Ability to work independently and as part of a team.
- Willingness to travel as required.
- Additional Skills:
- Experience in the education or early childhood development sector.
- Familiarity with commercial real estate markets in Washington, Texas, Arizona, Georgia, Florida, and major Canadian cities.
Salary Range:
CAD $75,000 - $95,000 per year, depending on experience and qualifications.
