As we expand, we are building internal capability to support the full lifecycle of our assets from development through stabilization, sale, or ongoing asset management, with this position focused on the commercial portfolio.
The Opportunity
Bri-mor Developments is seeking a high-performing Associate, Commercial Asset Management (4–6 years of experience) to work directly with the Director, Commercial Real Estate and ownership across both asset management and development activities.
The successful candidate will be involved in:
• Performance and oversight of the stabilized commercial portfolio, including interface with third-party property management
• Leasing strategy and execution across both existing assets and new developments
• Input into broader development strategy and execution from an asset management perspective
• Design and programming input from a leasing and asset management perspective
• Construction-phase coordination related to tenant delivery and commercial execution
• Investor reporting and ownership-level analysis
• Due diligence and evaluation of new investment and development opportunities
You will operate close to decision makers and act as an ownership representative across brokers, tenants, third-party property management, lenders, and consultants.
Key Responsibilities
Leasing & Broker Interface (Existing Portfolio)
• Manage external broker relationships and listing engagements on behalf of Bri-mor
• Evaluate and support lease negotiations, including rents, inducements, term, recoveries, and risk
• Draft and review Letters of Intent, Offers to Lease, and Lease agreements
• Undertake tenant credit analysis and risk assessment
• Administer landlord and tenant deliverables and key lease requirements
• Prepare lease abstracts and maintain organized lease documentation
• Analyze tenant mix, absorption strategy, and competitive positioning
• Support renewals, expansions, assignments, and dispute resolution
New Development
• Participate in site planning and design discussions from a leasing and asset management perspective
• Provide input on unit sizing, layout efficiency, and commercial programming
• Coordinate leasing requirements with design and construction teams
• Support and execute pre-leasing strategy for development projects
• Manage leasing workflow and delivery requirements for new tenants
• Coordinate tenant fit-out and delivery planning
• Support transition from development to stabilized operations
Property Management Interface
• Interface with third-party property management
• Review monthly financial and operating reports
• Provide direction on budgets, capital planning, and operational priorities
Financial Analysis & Financing Support
• Maintain asset-level financial models for underwriting and ongoing performance
• Support construction financing and refinancing processes
• Assist with acquisition and disposition analysis
Investor & Ownership Reporting
• Prepare clear, concise reporting for ownership and investors
• Support quarterly and ad hoc reporting
Qualifications & Experience
· 4–8 years of experience in commercial real estate (asset management, brokerage, private equity, or ownership-oriented property management background).
· Exposure to retail, mixed-use, or multi-tenant commercial assets preferred
· Experience reviewing commercial real estate contracts and other legal documents, and understanding of key commercial real estate concepts
· Experience with or exposure to development and construction processes
· High degree of proficiency with financial analysis and modeling
· Strong Microsoft Office capability
· Experienced with AI applications and implementation to increase work flow efficiency

Compensation
Competitive base salary plus performance-based bonus, commensurate with experience.
