Property Manager, Retail
Reports to: Director of Real Estate, North America
Location: Vancouver, BC
Annual Salary: $75,000 - $85,000 depending on experience
We are looking for a
Property Manager who will be responsible for all property management-related concerns for all COBS Bread locations across Canada. This role will work directly with the Real Estate team and connect closely with franchisees, landlords, and the Operations and Finance Teams.
Responsibilities includes:
- Liaise with the support team, landlords and franchisees on matters such as year-end reconciliations, property maintenance, lease interpretation, day-to-day property management, site disputes and escalations
- Respond quickly and efficiently to franchisee and landlord inquiries on urgent day-to-day property management items
- Manage process of exercising renewal options (portfolio management)
- Negotiate lease renewals and finalize renewal documentation
- Ensure all lease data is maintained and updated in accordance with COBS Bread internal quality standards
- Ensure the integrity of the incoming lease data including monthly payment of rent, budgeted CAM, taxes, year-end reconciliations, and other ah-hoc billings
- Prepare and review documentation presented to landlords, franchisees and key stakeholders
- Prepare correspondence relating to rent adjustments, outstanding payments, CAM costs, on-site Issues, etc.
- Develop, foster and maintain relationships with franchisees, brokers, landlords and support members by means of delivering exceptional management services
- Manage corporately held leases and office space
Requirements
What you bring to the table
- 5+ years of experience in commercial property management, property accounting or Lease administration with strong financial competencies and/or legal experience in retail/commercial real estate
- A post-secondary diploma or degree in a related discipline
- Exceptional interpersonal skills and quick to build strong relationships with the ability to influence a wide range of audiences on sometimes complicated or delicate issues
- Excellent written and verbal communication skills
- Strong time management and organizational skills with the ability to successfully manage multiple projects with competing priorities
- Ability to thrive in a fast-paced environment and deal with uncertainty
- Excellent problem-solving and project management skills
- Exceptional computer skills in Microsoft Office applications
- Experience working with franchisees or franchise environment is an asset
- Strong knowledge and understanding of lease legislation and retail leases
- Strong sense of urgency and driven by a fast-paced environment
- Self-motivated, ability to work well autonomously and amongst a small team as well as cross-functional teams
- Employees are required to work in the office at minimum 2 days each week
- Able to travel within Canada, and possess a valid passport and provincial driver's license
