The Development Student will support the management and analysis of a diverse portfolio of institutional land, contributing to strategic initiatives that explore how school properties can be optimized to support asset renewal, community needs, workforce housing, and innovative land-use solutions. Working closely with internal teams and external consultants, the role supports property analysis, applied research, and early-stage development concepts, while contributing to the advancement of an asset and land strategy through data-driven insights, best-practice research, and coordinated project support.
Summer Term: May 11 – August 14, 2026 / Working 35 hours/per week
Responsibilities (What You Will Do)
Portfolio Review & Property Analysis
- Conduct site assessments and support “Highest and Best Use” analyses, identifying opportunities and constraints associated with board-owned properties.
- Prepare preliminary site massing and test alternative density and land-use scenarios for select sites.
Research & Innovation
- Research innovative development models where schools are integrated into high-rise residential or commercial developments.
- Compile best practices related to joint-use community infrastructure, including shared parks, gymnasiums, and after-hours community access to school facilities.
- Investigate workforce housing models to assess how school lands can support housing affordability for educators and staff.
Coordination & Project Support
- Support the coordination and management of external consultants.
- Assist in drafting RFPs and scopes of work for technical studies required to advance planning and development applications.
- Maintain tracking matrices for consultant deliverables to ensure studies and reports are completed on schedule.
Requirements
Qualifications (What You Will Have)
- Currently enrolled in a graduate program in Urban Planning, Real Estate Development, Geography, or a related field.
- Strong understanding of the Planning Act, land use policies and by-laws, and the municipal development process.
- General understanding of development trends within the City of Toronto.
- Proficiency in mapping and property analysis tools such as GIS software, RatioCity, SketchUp, or similar platforms.
- Strong research and analytical skills, with the ability to synthesize complex information into clear presentations and reports.
- Excellent organizational skills with the ability to manage and track multiple project streams simultaneously.
- A “big picture” thinker with a strong interest in optimizing public assets for long-term community benefit.
- Ability to work independently while contributing effectively within a team environment.
