Role Description
The Maintenance Manager is responsible for the safe, reliable, and efficient operation of all building systems, kitchens, bars, plant, and back-of-house infrastructure within the property. This role ensures the property operates to a consistently high standard, supporting long trading hours, high footfall, and intensive food and beverage use.

Responsibilities
Key Responsibilities
Building & Asset Management
- Oversee the day-to-day maintenance and operation of all assets, including:
- Mechanical, electrical, plumbing (MEP) systems
- Commercial kitchens and bar equipment
- Fire and life safety systems
- HVAC, refrigeration, grease management, and exhaust systems
- Ensure preventative maintenance programs are implemented and kept current.
- Maintain accurate asset registers, service records, warranties, and compliance documentation.
Planned & Reactive Maintenance
- Develop and manage planned preventative maintenance (PPM) schedules.
- Respond promptly to reactive maintenance issues to minimise downtime and disruption to operations.
- Coordinate repairs during trading and non-trading hours to support extended operating hours.
Contractor & Vendor Management
- Manage external contractors and service providers, including:
- Mechanical and electrical trades
- Fire/life safety vendors
- Kitchen equipment technicians
- Refrigeration and HVAC contractors
- Ensure contractors meet safety, insurance, and site requirements.
- Review performance, scope, and costs to ensure value and reliability.
Health, Safety & Compliance
- Ensure compliance with all relevant regulations and standards, including:
- Fire and life safety
- Occupational health and safety
- Food-safe and public health requirements (insofar as they relate to building systems)
- Support inspections, audits, and authority visits (fire department, health authorities, insurers).
- Proactively identify and mitigate operational and safety risks.
Operational Support
- Support Market operations by ensuring:
- Reliable services for kitchens, bars, events, and peak trading periods
- Rapid response during critical trading times
- Work collaboratively with the General Manager, Operations, Security, and Housekeeping teams. Support event set-ups, special activations, and seasonal operational changes.
Budget & Reporting
- Assist in preparing and managing the maintenance and repair budget.
- Track expenditure and forecast lifecycle replacement needs.
- Provide clear reporting on asset condition, risks, and upcoming works.
Systems & Integration
- Use and maintain the site's Computerised Maintenance Management System (CMMS), such as Cove or equivalent.
- Coordinate with Oakridge Park central facilities teams where systems or services are shared.
Key Relationships
- Direct collaboration with:
- General Manager and operations leadership
- Internal stakeholders:
- Facilities and asset management teams
- External stakeholders:
- Contractors, vendors, inspectors, and authorities
Experience and Qualifications:
Qualifications & Experience
- 5+ years' experience in a maintenance or facilities management role within:
- Food halls, hospitality, mixed-use retail, or complex commercial environments
- Strong working knowledge of:
- Commercial kitchens and food-and-beverage infrastructure
- Fire and life safety systems
- Mechanical and electrical systems
- Trade background or technical certification preferred
- Experience managing contractors and maintenance budgets

Working Conditions
