First Capital Summer Intern Program gives young professionals access to enriching opportunities to start and accelerate their careers. Our program is uniquely hands-on, allowing Interns to work alongside our leaders on exciting new projects and strategies. In addition to day-to-day projects, Interns will have access to a series of learning and networking events, mentorship sessions, an end of term Capstone Project, and much more. As Development Intern, you will support the Development team by assisting with the day-to-day management of development projects. Reporting to the Manager, Development, you will be exposed to a diverse range of learning opportunities providing a comprehensive overview of the development process from planning approvals to analytics.
What You Will Do
- Compile comments matrices for development applications.
- Help in the creation of new tools to streamline the department’s processes (i.e. creating a proposal tracking comparison chart).
- Assist with market research (look at recent sales, visit sales centers to see what others are doing, etc.).
- Assist with zoning, use, and parking compliance review for various potential commercial tenants as per request from leasing.
- Support the development team with administrative tasks related to project related activities (budgeting, invoicing).
- Policy monitoring and research (track provincial and municipal changes) and updating the Development Newsletter to track changes and new developments.
- Assist with tracking and updating the Letter of Credit release matrix, and with pad proforma updates and coordinating with leasing and construction departments to obtain cost and revenue assumptions.
- Update monthly development slides and circulating meeting agenda and minutes.
- Attend wider external consultant meetings as well as internal strategy meetings as a learning opportunity.
- Participate in special projects and take on other duties as needed.
What You Bring
- Currently enrolled in a post-secondary program in one of the following fields: Planning, Business, or Architecture.
- Demonstrated interest in developing a career within commercial real estate and general knowledge of related development fields; A high-level awareness of the planning and development process is great to have!
- Enjoy working in a collaborative environment and demonstrate effective communication skills.
- Willingness and appetite to learn and take on challenging tasks.
- Exhibit financial acumen and strong knowledge of Excel to assist Analyst team with above noted tasks.

Our Application Process
Our Summer Internships/Co-Ops are four-month, paid, in-person opportunities commencing on May 5, 2025, and concluding on August 22, 2025. Interns must be available on a full-time basis for the entire duration of the program.
Please note that the application deadline is February 7, 2025, at 5 P.M. EST. No applications will be accepted after this deadline, without exception. Applications will be reviewed on a rolling basis, and only selected candidates will be invited for interviews with our team. Successful candidates should expect to hear from us by late February once the application period has closed.
